Along the top
The shoulder of the hill, running along the top between the Village and Southfields. Large houses, long approaches, and a great deal of gravel.
The housing Substantial detached and semi-detached houses set back from the road, Edwardian and inter-war, many with long drives, side access and outbuildings.
What this means for the move
The distance from where a van can stand to where your belongings actually are is longer here than anywhere else in SW19, and carrying distance is a real cost. A property set well back behind a gravel drive is a genuinely different job from an identical house on a normal street.
Gravel is worse than it sounds. It is unstable underfoot with a load, it is hard on trolleys, and a heavy vehicle standing on it will leave ruts that somebody will be unhappy about. Where a drive will not take the weight we work off the road instead.
Parkside and the roads facing the Common carry a great deal of traffic and have very little in the way of legal standing space. On the Common side the constraint is frequently the road rather than the property.
These houses have outbuildings, garages, cellars and lofts that a room count does not capture. It is the most commonly under-surveyed housing type in the borough.
What we do about it
Measure the actual carrying distance at the survey rather than assuming the van reaches the door
Use boards and trolleys suited to gravel, and keep heavy vehicles off drives that will not take them
Survey outbuildings, cellars and garages as separate spaces
Plan the standing position with you in advance where the road offers no obvious one
